| Q. Why did I recieved two letters on the same day for the same deed restriction violation? A. Whenever the Association finds it necessary to send out a certified letter for a deed restriction violation we send a copy of that letter via regular mail. We do this because quite often certified mail will go unclaimed at the postoffice. Q. Why does the Association send me letters concerning violations at my house but my neighbors, who also have violations, never get letters? A. More than likely your neighbors are also getting letters, but for what ever reason has chosen to ignore them. This doesn't mean that the Association isn't trying to enforce the restrictions, only that for some people the process takes a little longer and often involves legal action. Q. I've received a letter for a violation at my home but I don't have enough money to correct the violation at this time, what should I do? A. Contact the Association as soon as possible. We are reasonable people and almost 100% of the time will grant an extension of time in order for people to correct a violation. Communication is the most important thing when it comes to matters like these. Q. I've received a letter for a violation that I disagree with, what is my course of action? A. Contact the Association as soon as possible. Once again communication is very important. If after speaking to Graham Management you still do not believe that a violation exist than you have the right to appear before the Board to discuss the situation. Q. Why do I have to get approval before I repaint my home the same color? A. Periodically the color wheel for the Association is updated and although the current color of your home was once approvable that may no longer be the case. The color wheel for Northmead, which is available for viewing at the Copperfield Community Center and at Sherwin Williams on Highway 6, has a wide choice of colors available. We are confident that you will be able to find a suitable color from this wheel. The actual approval process is quite easy and the turnaround rate is usually within days. |
